Older Combi Boilers
Combi (combination) boilers heat water on demand and provide central heating from a single compact unit, with no separate cylinder or loft tanks. They became very popular from the 1990s onwards. But the first generations — those installed in the late 1990s and very early 2000s — were often non-condensing or early condensing models that are now well past their best. An older combi can still be eligible for replacement, because the issue is efficiency and age, not the convenience of the design.
How to recognise a older combi boilers
Use these tell-tale signs to work out whether this is the boiler in your home:
- There is no hot-water cylinder or loft tank — hot water comes straight from the boiler.
- The boiler's data plate shows a manufacture date in the late 1990s or early 2000s.
- Hot-water flow may be weaker than a modern combi, especially in winter.
- There may be no condensate pipe, indicating an early non-condensing combi.
- Frequent resetting, pressure loss or noisy operation are common with age.

Common problems with older combi boilers
An older combi tends to combine the worst of two worlds: the unreliability of an ageing appliance and, in many cases, non-condensing inefficiency. Diverter valves, pumps and heat exchangers wear out, hot-water performance fades, and pressure problems become routine. Early models are often only 70–80% efficient, and parts for discontinued units can be costly or unavailable. Because everything is packed into one casing, a single failed component can leave you without both heating and hot water at once.

When 'combi' no longer means 'modern'
Because combi boilers are still the most popular choice in new installations, it is easy to assume any combi must be reasonably up to date. That is not the case for the first wave of units fitted around the turn of the millennium. Those early combis introduced the convenience of on-demand hot water but often without condensing technology, and the components inside them — particularly the heat exchanger and diverter valve — were not built to last as long as today's. If you have lived with weakening hot-water pressure, a boiler that needs frequent resetting, or rising bills despite a 'modern' appliance, the age of the unit is usually the real explanation. The reassuring news is that a like-for-like swap to a current condensing combi keeps everything you like about the design while removing the drawbacks, and it is usually one of the quickest replacements to carry out.

A new condensing combi keeps the convenience you are used to while restoring efficiency to over 90% and reliability to as-new. Hot-water flow is stronger and steadier, controls are far more capable — including smart-thermostat compatibility — and a fresh warranty replaces the worry of an out-of-support unit.
